"Unpaid parking fines 'can mean losing home' as record numbers issued" — Darryl Dhoffer, founder of Bedford-based The Mortgage Geezer, quoted alongside experts from across the UK mortgage industry.
I was contacted by the Daily Mirror this week for comment on a story that honestly doesn't surprise me at all — because I see it play out in real cases more often than most people would believe.
Record numbers of parking fines are being issued. The RAC's analysis shows 15.9 million parking tickets were handed out by private firms in the year to September 2025 — a 17% increase — and 17 million are expected by March 2026. And a meaningful percentage of those are going unpaid, escalating into defaults and CCJs, and eventually arriving in my inbox as a mortgage problem.
The journalist asked for a real example. I had one that illustrated the problem perfectly.
My client was a wealthy multi-company owner. He ignored a minor parking fine — because in his view, the fine was wrong and he wasn't going to reward a predatory parking company by paying it. Principle is an admirable thing. But the parking company issued a default. Still he ignored it. They went to court. He got a CCJ. He still ignored it.
Then he needed a mortgage.
The irony was brutal. A man with substantial assets, strong income and a genuinely good financial track record — paying a specialist rate on a large mortgage because of a parking fine he disagreed with. The cost to him over a 5-year fixed term was tens of thousands of pounds. Far more than the original fine.
The Mirror article focuses on parking fines but the principle applies to any CCJ — however small, however unjust, however old. High street lenders use automated underwriting. A CCJ on your file triggers an automatic rejection. The computer doesn't read your letter explaining why the CCJ was wrong.
17 million parking tickets a year means a significant and growing cohort of people will arrive at a mortgage application with CCJ damage they either didn't know about or didn't think was serious. Combined with the surge in private parking enforcement, this is becoming a mainstream mortgage problem — not a niche one.
If a CCJ is causing problems with your mortgage application — whether it's from a parking fine, a utility bill, a credit card or anything else — I want to hear from you. The specialist lending market is far more flexible than high street banks, and satisfaction of the CCJ is often more important than its existence.
