Halifax Hiking Rates From Tomorrow โ€” Lock In a Deal Today or You Are Willingly Throwing Money Away

โš ๏ธ Rate Change Confirmed โ€” Effective Tomorrow 28 July

Halifax has confirmed rate increases of up to 0.20% across its mortgage range from Tuesday 28 July 2026. This follows similar hikes from HSBC and Barclays last week.

The Bank of England base rate decision is Thursday 30 July. Widely expected to hold at 3.75% โ€” but swap markets are already pricing in further volatility due to oil price pressure.

These changes follow a week of volatility triggered by oil prices spiking to $100 per barrel following Middle East escalation. While the price has since eased below $90, lenders have already moved. The damage to mortgage rates has been done โ€” and more may follow.

"If you are sitting on your hands waiting for mortgage rates to magically drop while crude spikes and swap markets panic, wake up. Halifax hiking rates by up to 0.20% overnight isn't a minor blip โ€” it is a direct warning. When global energy volatility flares, lenders pass the risk straight onto borrowers, and waiting even 24 hours can cost you thousands."
"Secure a rate today. Most mortgage offers are locked for three to six months, giving you a free insurance policy against further market chaos. If rates somehow improve later, you can switch โ€” but if you drag your feet now, you are willingly throwing money away."

What This Means Practically

A 0.20% rate increase on a ยฃ250,000 mortgage over 25 years costs approximately ยฃ28 per month extra โ€” ยฃ336 per year โ€” ยฃ1,680 over a 5-year fixed term. On a ยฃ400,000 mortgage the numbers are significantly higher.

Most lenders allow you to lock in a rate today and move to a lower rate before completion if pricing improves. But you cannot go back to a rate that has already been withdrawn. The asymmetry is clear โ€” there is no downside to securing a rate now.

What About Bad Credit Borrowers?

Rate volatility hits bad credit borrowers harder than anyone. Specialist lenders reprice quickly and without much warning โ€” often within 24 hours of mainstream lenders moving. If you're on a specialist rate or approaching the end of a fixed term with any adverse credit history, acting now is even more important.

The specialist lending market is also affected by swap rate movements. While the base rate is expected to hold at 3.75% on Thursday, swap rates have already moved โ€” and specialist lenders will follow.

The base rate decision on Thursday is widely expected to be a hold at 3.75%. But the direction of travel matters more than this single decision. Oil at $100 changes inflation expectations. Inflation changes rate expectations. This is why lenders are moving now โ€” before Thursday โ€” rather than waiting for the BOE.
