Halifax confirmed rate increases of up to 0.20% yesterday (Monday 28 July). Santander has now followed today with increases of up to 0.19% across fixed and selected tracker rates for new business. HSBC and Barclays moved last week. The pattern is unambiguous.

The Pattern Is Now Undeniable

Four of the UK's biggest lenders have now raised mortgage rates within one week. This is not coincidence — it is a coordinated market response to oil price volatility feeding into swap rates. When HSBC, Barclays, Halifax and Santander all move in the same direction within days of each other, the message to borrowers is clear.

A 0.19% rate increase on a £300,000 mortgage over 25 years costs approximately £32 per month extra — £384 per year — £1,920 over a 5-year fixed term. On a £500,000 mortgage the numbers scale accordingly. This is real money left on the table for anyone still waiting.

What About Bad Credit Borrowers?

Specialist lenders follow mainstream lenders within days when market conditions shift. If you have a CCJ, default, IVA or any adverse credit and you're approaching a renewal or planning a purchase, the message is the same — act now, not next week.

The specialist market still has competitive options available today. The window won't stay open indefinitely when four major lenders have already moved and more are likely to follow before Thursday's BOE decision.

The Bank of England base rate decision is Thursday. Widely expected to hold at 3.75%. But lenders have already moved ahead of this — the swap rate volatility from oil prices is driving mortgage rates independently of the base rate.
