The Truth About Credit Scores and Mortgages
Most people believe mortgage lenders look at their Experian Equifax or TransUnion credit score. This is a misconception. Lenders do not see your consumer credit score at all. They access your full credit report and make their own assessment based on the underlying data.
Understanding this distinction is crucial. It means that someone with a low consumer credit score can sometimes get a mortgage more easily than they expect. The specific items in your credit history matter far more than the headline number.

Do mortgage lenders use my Experian or Equifax credit score? โบ
No. Mortgage lenders do not use the consumer credit scores provided by Experian Equifax or TransUnion. They access your full credit report from one or more of these agencies and apply their own internal scoring or underwriting criteria to the underlying data. Your Experian score of 650 or 850 is not what the lender sees.
What do mortgage lenders actually look at on your credit file? โบ
Lenders examine your full payment history on every account every month; the total amount of credit you have available versus the balance used; the age of your accounts; any adverse events such as defaults CCJs IVAs bankruptcy missed payments and repossession; the number of recent credit applications; and whether you appear on the electoral roll at your current address.
Why does my credit score show as good but I was declined for a mortgage? โบ
Consumer credit scores are calculated for consumer credit products. They do not perfectly predict mortgage lender decisions. A lender may decline you for factors your consumer score does not heavily weight such as a single CCJ from 3 years ago a pattern of missed utility payments recent payday loan use or simply not meeting a specific lender policy.
