Credit Scores and Mortgages โ€” The Real Story

The most important thing to understand is that most UK mortgage lenders do not use your credit score at all. They use the underlying information in your credit report to make their own assessment. Your Experian score Equifax score or TransUnion score is not what a lender sees. They see your actual credit history.

This means someone with a low credit score can sometimes get a mortgage more easily than expected and someone with a high credit score can be declined if their actual credit history contains the wrong type of issues.

Frequently Asked Questions

What is the minimum credit score for a mortgage in the UK? โ€บ
There is no universal minimum credit score for a UK mortgage. Each lender sets its own criteria and many specialist lenders do not use credit scores at all. They assess your actual credit history. High street lenders generally want a good to excellent score but specialist adverse credit lenders focus on the detail behind the score rather than the number itself.
Does a low credit score mean I cannot get a mortgage? โ€บ
No. A low credit score does not automatically prevent you from getting a mortgage. Many specialist lenders do not use credit scores at all. They assess the actual credit history including what the issues were how old they are whether they are resolved and the overall financial picture. Darryl Dhoffer has helped clients with very low credit scores get mortgages by matching them with the right specialist lender.
Which credit reference agency do mortgage lenders use? โ€บ
Different lenders use different credit reference agencies. Experian Equifax and TransUnion are the three main ones in the UK. Some lenders check all three; others only check one or two. Your score may differ significantly between agencies. Darryl recommends checking all three reports before applying.
How can I improve my credit score before applying for a mortgage? โ€บ
Key steps include registering on the electoral roll at your current address ensuring all your personal details are consistent across your accounts paying all bills on time reducing credit card balances below 30% of the limit avoiding new credit applications in the 3-6 months before applying and checking for errors on your credit file.
How long does it take to improve a credit score for a mortgage? โ€บ
Some improvements such as registering on the electoral roll or correcting errors can make a difference within 30-60 days. Others such as waiting for adverse credit to age take longer. Darryl will assess whether a mortgage is achievable now and if waiting would significantly improve your options and rates.
