Satisfied vs Unsatisfied CCJ — The Mortgage Difference
A satisfied CCJ one that has been paid off is treated very differently to an unsatisfied outstanding CCJ by mortgage lenders. Satisfying your CCJ significantly improves your mortgage options and the rates available to you.
When you satisfy a CCJ it is updated on the Register of Judgments as satisfied. Lenders can see this. Most specialist lenders have separate criteria for satisfied versus unsatisfied CCJs with satisfied CCJs attracting more favourable treatment particularly as they age.

Frequently Asked Questions
Does paying off my CCJ improve my mortgage chances? ›
Yes significantly. A satisfied paid off CCJ is treated much more favourably than an unsatisfied one by most specialist mortgage lenders. Many lenders who will not consider unsatisfied CCJs will consider satisfied CCJs of the same age. Paying off your CCJ is one of the most impactful steps you can take if you are planning a mortgage application.
How do I satisfy a CCJ? ›
To satisfy a CCJ you pay the full amount owed to the claimant. Within one month of payment you can apply to the court for a Certificate of Cancellation which removes the CCJ from the register. After one month of payment you can apply for a Certificate of Satisfaction which marks it as paid but leaves it on the register as satisfied.
How long after satisfying a CCJ can I get a mortgage? ›
Immediately. There is no mandatory waiting period after satisfying a CCJ. However the age of the CCJ still matters to lenders. A CCJ satisfied last month is treated differently from one satisfied 2 years ago. Darryl will assess your specific situation and identify the best available lenders for your CCJ age and satisfaction date.
What deposit do I need with a satisfied CCJ? ›
Most specialist lenders require 10-15% deposit for satisfied CCJs. This compares favourably to unsatisfied CCJs which typically require 15-25%. The age of the CCJ also affects the deposit requirement. An older satisfied CCJ may be accepted with 10% by several specialist lenders.
Will a satisfied CCJ under £250 still affect my mortgage? ›
Small satisfied CCJs under £250-500 are viewed most favourably by lenders and some specialist lenders essentially ignore them if they are satisfied and 12+ months old. Even some mainstream lenders will overlook small satisfied historic CCJs. Darryl will assess exactly how your specific CCJ amount and age affects your options.
