Which mortgage lenders accept CCJs? Bluestone Mortgages, Pepper Money, Vida Homeloans, Aldermore, Kensington and Buckinghamshire Building Society all consider applicants with CCJs. Criteria differ meaningfully: Vida will consider a CCJ from 3 months old, Pepper Money and Kensington from 6 months, and Bluestone accepts up to 4 CCJs within the last 3 years. Most cap total outstanding CCJ value at £1,000–£2,500 if unsatisfied.
| Lender | CCJ Criteria |
|---|---|
| Bluestone Mortgages | Maximum of 4 CCJs within the last 3 years |
| Pepper Money | Any CCJ must be at least 6 months old |
| Vida Homeloans | CCJ must be at least 3 months old; no limit on number if over 6 months |
| Aldermore | Will consider applicants with any CCJs over 6 months old |
| Kensington Mortgages | Any CCJ must be at least 6 months old |
| Buckinghamshire BS | CCJs 3–12 months old, up to maximum 70% LTV |
Not always. Several lenders accept unsatisfied CCJs where the total value is modest — commonly under £1,000 to £2,500. Satisfying the CCJ widens the panel and improves the rate offered. If you can pay it in full within 30 days of it being issued, it is cancelled and removed from the public register entirely.
For a satisfied CCJ under 12 months old, expect 20–25%. Satisfied and 12–24 months old typically needs 15–20%. Past 24–36 months, 10–15% becomes achievable. Unsatisfied CCJs generally require more at every stage.
Some will consider small, old, satisfied CCJs — particularly under £500 and over three years old — but their automated scoring usually declines before a human sees the case. The realistic route is a specialist lender who underwrites manually.

A County Court Judgment does not have to stop you getting a mortgage. Darryl Dhoffer is the UK's award-winning CCJ mortgage specialist — he knows exactly which lenders will consider your situation and at what rates.
Being declined feels personal. It isn't — banks use computers. Darryl uses judgement.
Banks and high street lenders often decline automatically when they see a CCJ. Specialist lenders don't. They look at the full picture — how old the CCJ is, the amount, whether it's satisfied, and the rest of your financial profile.
Darryl Dhoffer has arranged mortgages for clients with CCJs ranging from very recent to several years old, satisfied and unsatisfied, large and small. He knows exactly which of his 65+ lenders will consider each scenario and how to present your case to maximise your chances of approval at the best available rate.
