Remortgaging After Bankruptcy — What You Actually Need to Know
You cannot borrow during an active bankruptcy, so you must be discharged first (12 months for a standard bankruptcy). After discharge, specialist lenders will consider a remortgage, some from the day of discharge, others after 1–3 years. Your current lender is under no obligation to offer you a product transfer, and its decision has no bearing on whether specialist lenders will consider you: they assess your current circumstances, equity and credit profile.
Requirements fall sharply with time. As a guide, with equity playing the part a deposit does on a purchase:
| Time since discharge | Equity needed | Lender availability |
|---|
| 0–12 months | 25%+ | Very limited |
| 1–3 years | 20%+ | Limited specialist options |
| 3–6 years | 15%+ | Broader specialist access |
| 6+ years (off your file) | 5%–10% | Near-mainstream access |
Context can matter in manual underwriting: a bankruptcy caused by a business failure is viewed differently to a pattern of financial mismanagement, and Darryl's covering letter presents the circumstances in the most favourable accurate light.
Guide only. On a remortgage your equity plays the part a deposit does on a purchase. Lender policy changes, so criteria are confirmed live before any application.
The first step is a free, no-obligation assessment where Darryl reviews your full situation and gives you an honest picture of what is possible, before any application is made and before anything touches your credit file. For the full picture see the bad credit remortgage guide.
